Hotel Indigo Raleigh Opens Following $36M Renovation

September 30, 2026

RALEIGH, N.C. — Hotel Indigo Raleigh has opened following a $36 million renovation of a downtown landmark, bringing the IHG Hotels & Resorts boutique brand to the city.

The 204-room hotel is located in the round tower at 320 Hillsborough St., a building originally constructed in 1969 and designated a historic landmark by the City of Raleigh in 2015. The property is owned by Tidal Real Estate Partners, which acquired the building in 2021, and is managed by Sage Hospitality Group.

The renovation preserved the building’s circular structure while updating the property with mid-century-modern design, locally inspired details and new food-and-beverage offerings. The project also adds Hotel Indigo to downtown Raleigh as the only IHG Hotels & Resorts property in the city’s downtown market, according to the release.

“Our goal is for the hotel to feel like a true community gathering place — somewhere travelers can experience the spirit of Raleigh and locals can meet for coffee, enjoy dinner and cocktails at High Ground or celebrate life’s important moments,” said Carlos Faz, general manager of Hotel Indigo Raleigh.

High Ground Lounge, a new 20th-floor bar and restaurant, offers 360-degree views of Raleigh’s skyline, craft cocktails and Southern-inspired cuisine. The space is also designed for private events and social gatherings.

The interiors were designed by New York-based Inc. Architecture, which worked with the building’s curved footprint through wedge-shaped guest rooms, sculptural forms, geometric patterns, polished chrome accents, custom built-in furnishings and warm oak finishes. The property also includes natural cork details and a collection of North Carolina artwork curated by nineDOTarts.

ESa led the architectural renovation, including changes to the ground floor that created a more open lobby and community lounge. The hotel also includes an outdoor courtyard, a vintage Airstream coffee bar connecting the check-in and arrival areas, flexible meeting and event space and a 1,500-square-foot fitness center with TechnoGym equipment.

The building’s “iconic circular form gives the hotel character you simply can’t replicate in a new building,” said Travis “Tripp” Parker, principal at ESa. “[T]he restoration gives this landmark a renewed sense of purpose while celebrating what makes it special to the Raleigh community.”

Hotel Indigo Raleigh joins the brand’s other North Carolina properties in Asheville and Winston-Salem. Hotel Indigo is part of IHG Hotels & Resorts and focuses on boutique hotels designed to reflect the culture and character of their surrounding neighborhoods.

“Hotel Indigo Raleigh represents a meaningful investment in one of downtown Raleigh’s most recognizable landmarks and in its future as a place that brings people together,” said Daniel del Olmo, president and CEO of Sage Hospitality Group. “We look forward to welcoming guests and the Raleigh community to an experience that honors the building’s legacy, reflects the character of this city and enriches lives for years to come.”
