Dune House Hotel & Spa Completes Renovation in Atlantic Beach, Fla.
October 12, 2026

ATLANTIC BEACH, Fla. — Dune House Hotel & Spa recently announced the completion of its transformation, introducing four food and beverage concepts, an updated spa and redesigned guestrooms at the 193-room oceanfront property in Atlantic Beach, Fla.
The independent hotel, operated by Sage Hospitality Group, occupies the former One Ocean Resort & Spa property at 1 Ocean Boulevard. Originally opened as the Sea Turtle Inn in 1973, the hotel underwent a renovation that draws on the area’s midcentury architecture and surf culture.
The transformation follows the property’s July 2024 acquisition by a joint venture comprising Sage Investments, Aspect Real Estate Group, Corner Lot and Kelco Management and Development.
“This property has always had a special place in the Atlantic Beach community and preserving that sense of belonging has been deeply important to us,” said Erik Kreft, general manager of Dune House Hotel & Spa. “We’re incredibly proud to have local ownership that understands the significance of this property and shares our commitment to its future.”
The hotel’s updated food and beverage program includes Coastal Farmer, an oceanfront restaurant led by Executive Chef Daniel Tederous and Director of Food & Beverage Kiwi Dabold. The restaurant is a coastal adaptation of Sage Restaurant Concepts’ Urban Farmer brand, with a menu emphasizing regional seafood and agricultural products. Coastal Farmer includes two private dining spaces, a 54-seat lounge and a 48-seat oceanfront patio.
Three additional concepts round out the dining program: Cafe Dune, serving coffee, pastries and light fare; Sea Turtle Scoops, an ice cream outlet named for the property’s original hotel; and Soothsayer, a poolside bar offering cocktails and small plates.
Sage Studio collaborated with New York-based Islyn Studio on the redesign, incorporating materials and furnishings inspired by the Northeast Florida coastline. The hotel’s name also references Dune House, a 1975 residence designed by Jacksonville architect William Morgan less than a mile from the property.
The 193 guestrooms and suites feature updated furnishings, woven textiles, wood finishes and original artwork. The renovated Dune House Spa offers treatments incorporating ocean minerals and coastal botanicals. Other amenities include an oceanfront pool, direct beach access, bicycle rentals and a 24-hour fitness center.
The hotel has also partnered with JAX Surf & Paddle to provide surf and paddleboard rentals, lessons and yoga. Guests can access additional benefits through participating businesses in the nearby Beaches Town Center.
Dune House offers more than 10,000 square feet of indoor and outdoor event space for meetings, weddings and other gatherings.
“Dune House represents a meaningful investment in one of Atlantic Beach’s most recognizable properties and in the experiences that make this community distinctive,” said Daniel del Olmo, president and CEO of Sage Hospitality Group.
