Oasis Commons Acquires Embassy Suites by Hilton Piscataway Somerset

PISCATAWAY, N.J. — Oasis Commons LLC has acquired the 220-room Embassy Suites by Hilton Piscataway Somerset in Piscataway, N.J.
Atlanta-based Hunter Advisors brokered the sale, with Spencer Davidson, senior vice president at the hotel investment advisory firm, representing both the buyer and seller. Financial terms were not disclosed.
Built in 1988, the five-story, all-suite hotel is located at 121 Centennial Ave. in a corporate and commercial corridor near Interstate 287, Interstate 78 and the New Jersey Turnpike. The property includes about 7,544 square feet of meeting and event space across eight meeting rooms, including an approximately 5,800-square-foot ballroom.
Other amenities include Ellington’s Restaurant, Ellington’s Lounge, in-room dining, an indoor pool, a 24-hour fitness center and a business center.
The hotel serves a mix of corporate, academic and medical demand. Nearby institutions and employers include Rutgers University–New Brunswick, Robert Wood Johnson University Hospital, Robert Wood Johnson Medical School, Colgate-Palmolive’s Global Technology Center and Somerset Corporate Center.
The surrounding area is also seeing new investment, including the $650 million HELIX Health innovation hub, which is being developed through a collaboration involving Rutgers University, Robert Wood Johnson Medical School and Nokia Bell Labs.
“The Embassy Suites Piscataway is a unique, all-suites, full-service hotel with a strong position in a dynamic and growing market,” Davidson said. “The reduction in inventory throughout the surrounding market, combined with the property’s planned renovation program, creates a compelling opportunity to reposition the hotel and capitalize on future growth.”
Piscataway is about 33 miles southwest of New York City and 45 miles northeast of Philadelphia. Newark Liberty International Airport is approximately 30 miles from the hotel.
Hunter Advisors focuses on hotel sales, purchases and financing and is also the founder of the annual Hunter Conference in Atlanta.
