STROUD, Okla. — The Hampton Inn & Suites in Stroud has been sold by Oklahoma-based Stroud Hospitality LLC to Kansas-based Stroud Hospitality Group 915 LLC.

The four-story, 86-room hotel is affiliated with Hilton and is located at the intersection of Interstate 44 and Oklahoma State Highway 99, along historic Route 66.

According to HotelBrokerOne, which managed the transaction, Stroud Hospitality Group 915 is completing a major renovation and relicensing with Hilton, and the hotel will continue to operate as a Hampton Inn & Suites.

Located near energy infrastructure and several leisure attractions, the nine-year-old hotel is in a corridor near the Stroud Terminal, a crude-oil destination terminal positioned on approximately 76 acres near the Cushing oil storage facility. Cushing is a pricing and physical delivery point for NYMEX West Texas Intermediate crude oil.

An hour’s drive from Tulsa and Oklahoma City, Stroud promotes itself as Oklahoma’s “Winery and Grape Capital” and hosts the annual Route 66 Wine and Food Festival. The city of nearly 3,000 people is also home to the Sac & Fox Nation Casino.

“The Hampton Inn & Suites Stroud represents the type of hospitality asset that continues to attract investors — newer construction, a strong national brand, excellent cash flows and multiple demand generators supporting the market,” said Peter Holmes, chief operating officer of HotelBrokerOne. “The combination of the hotel’s physical condition, Hilton affiliation and proximity to significant long-term growth catalysts created a genuinely compelling investment opportunity.”

HotelBrokerOne, based in Oklahoma City, specializes in the acquisition, disposition and redevelopment of branded and independent hotel properties.
