Insights from Chris Medaris of Hilton Supply Management

By Gavin Fraser | September 10, 2024

I recently had the chance to chat with Chris Medaris, Manager of Customer Engagement at Hilton Supply Management, at the BITAC Multi-Unit Housing event in Amelia Island, Florida. He shared his journey and insights into the evolving intersection of hospitality and multifamily housing. From his early experiences to Hilton’s innovative strategies, Medaris provided a comprehensive look at how the hospitality industry is adapting and expanding its reach.

A Journey from Bag Boy to Hospitality Leader

Chris Medaris began his professional journey in an unconventional way. His introduction to work came not through traditional routes but from early experiences that shaped his work ethic. As a child, Medaris was involved in his father’s real estate business, which included tasks such as licking envelopes and distributing flyers. This early exposure instilled in him a strong work ethic and an appreciation for the power of a positive attitude.

His career path initially veered toward real estate, where he became licensed at just 18. However, the market crash of 2008 led him to explore other opportunities. Medaris transitioned into government contracting with Northrop Grumman and Lockheed Martin, where he worked for eight years. Despite the contrast between this role and his initial real estate endeavors, Medaris found valuable experience during this phase of his career.

The turning point came when his wife, previously immersed in hospitality at the Convention and Visitors Bureau of D.C., shared captivating stories of the industry’s luxury and unique experiences. Inspired by these tales, Medaris decided to shift gears and join Hilton, marking the beginning of his journey in hospitality.

Hilton Supply Management: A New Approach to Multifamily Housing

Hilton Supply Management (HSM) is redefining the landscape of procurement and customer engagement. Medaris explained that Hilton’s approach is akin to a group purchasing organization, leveraging the collective buying power of its extensive network. With a presence in 10 countries and 145 brands, HSM operates with a brand-agnostic philosophy, allowing for significant cost efficiencies.

One of the most intriguing developments is Hilton’s foray into multifamily housing through initiatives like Live Smart Studios. This concept merges hospitality with residential living, offering extended stays and premium amenities. The convergence of hotel-like features in multifamily units blurs traditional boundaries and opens new avenues for operational efficiencies.

Integrating Hospitality Expertise into Multifamily Living

Hilton’s expertise in hospitality is now being applied to multifamily housing, providing a blueprint for integrating hotel-level service into residential properties. Medaris emphasized the importance of operational efficiency and technology in bridging gaps between hospitality and multifamily housing. For instance, e-procurement platforms streamline purchasing processes, reduce rogue spending, and enhance inventory management.

Moreover, Hilton’s commitment to sustainability reflects a broader trend toward environmentally responsible practices. While the initial investment in sustainable materials and processes might be higher, the long-term benefits include cost savings and alignment with consumer expectations.

Looking Ahead: Innovations and Challenges

As Hilton continues to innovate, several key areas will shape its future in multifamily housing:

  • Operational Efficiency: Medaris highlighted the importance of sophisticated supply chain management and technology. The goal is to reduce the complexity of inventory management and ensure cost-effective procurement practices.
  • Sustainability: Hilton’s focus on environmental responsibility is crucial. Medaris acknowledged the challenges but stressed the importance of aligning with consumer values and regulatory standards.
  • Direct Contracts: Contracting directly with manufacturers is vital for controlling terms and maintaining supply chain integrity. This approach helps Hilton provide consistent quality and pricing across its properties.

Embracing Change and Innovation

Chris Medaris’s insights underscore the dynamic nature of the hospitality industry and its evolving relationship with multifamily housing. Hilton’s innovative strategies, from leveraging purchasing power to integrating hospitality services into residential living, reflect a broader trend of adaptation and growth.

As the industry continues to evolve, the blend of hospitality expertise with multifamily housing promises to enhance living experiences and operational efficiencies. Medaris’s journey and Hilton’s approach provide a compelling vision of how tradition and innovation can work together to meet the needs of today’s consumers.
